Replacing Damaged Roof Tiles.

Replacing damaged or missing roof tiles is a key step in preventing damp and water ingress in your home. Here’s what you should know:

​

Cracked, slipped, or missing tiles allow rainwater to penetrate the underlay and roof structure. Over time, this can lead to:

​

  • Moisture buildup in attic insulation or ceilings

  • Rotting timbers in roof rafters

  • Mould growth on interior walls

  • Stains and peeling paint inside the property

​

Even small leaks can cause long-term structural damage if not addressed promptly.

Flat Felt Roofing.

The most frequent issue with flat felt roofs is leaking, often caused by cracks, lifted seams, or unsealed joints that allow water to penetrate beneath the layers and cause damp ingress into your walls and ceiling.

Typical causes:

  • Age-related  of weather-related deterioration

  • Poor installation or bubbling

  • Ponding water i.e. stagnant water collecting in a particular area eventually weakening the felt

  • Flashing failure around roof edges or skylights through thermal expansion or poor adhesion.

​

We identify the leak’s source and apply the appropriate measure to ensure water cannot penetrate in future. This may be a simple case of re-patching a particular section, applying or resealing loose felt and stripping back and replacing an entire roof or a significant section.

Flashing

Sections of flashing that appear loose, detached, or lifted from the brickwork or roofing surface can be an obvious pointer to issues causing damp especially where Water stains, damp patches, or mould growth inside the loft space or on walls adjacent to the roofline.

 

Common Cause

  • Poorly Installed Flashing i.e the lead isn’t properly chased into the brickwork or wall joint (too shallow or loose).

  • The sealant (often mortar or lead mate) has failed, allowing water behind the flashing.

  • Capillary Action or Ponding Water - On flat roofs, standing water can wick up under the flashing if it’s not overlapped or dressed correctly.

  • Thermal Movement Cracking - Lead expands and contracts with temperature changes. If expansion joints weren’t added, cracks or splits can form over time.

Guttering

Blocked Gutters from leaves, moss and debris are often the main cause of water overflow and eventual damp.

​

Most gutters and downpipes are made from plastic which can turn brittle from weather and UV exposure which can then be susceptible to cracking and joints misaligning therefore enabling water to seep through and cause moisture to build up.

​

Another leading cause is incorrect fall (slope) meaning water pools or collects in particular areas which causes cold spots or damp spots to form and attract black mould.

​

We can correct many of these issues and getting the problem early can save you a lot of money in the longer term.
